Ashforth has completed a full roof replacement at Putnam Plaza, the 28,300-square-foot retail property at 68-90 East Putnam Avenue in Greenwich, Connecticut. The project is among the first capital improvements since The Halsam Company awarded Ashforth the property management assignment in July 2026.

The scope of work included removal of the existing roof system and the installation of a new reinforced 60-mil EPDM roofing system spanning the full 28,300 square feet. This work also involved removing wet insulation and installing new ISO boards, flashings, copings, drain bodies, and an OSHA-compliant roof ladder; and removing abandoned supplemental HVAC equipment, curbs and pitch pockets.
The project was completed in approximately four weeks and required the disconnecting, lifting and reinstalling of a 12,000-pound rooftop unit so that the roofer could reroof beneath it. This phase involved coordination with the crane contractor, electricians and the fire alarm contractor. As with all of its projects, the Ashforth team carefully coordinated the work and communicated with the building’s tenants to minimize disruption to their businesses and customers.
Ashforth’s team substantially completed this project on schedule and 17% below budget. The new roof is expected to significantly reduce repair costs and carries a 20-year manufacturer’s warranty.
“As a roof is one of the most important systems in protecting a property, replacing it was a priority from day one at Putnam Plaza. This project safeguards the building for years to come and reduces long-term operating costs. Completing it efficiently and cost-effectively, with minimal disruption to tenants, reflects the proactive approach we bring to every property we manage,” said David Marks, Senior Vice President and Director of Operations for The Ashforth Company’s property management division, Albert B. Ashforth, Inc.
Ashforth’s management services division oversees millions of dollars in capital improvement projects each year across its managed portfolio, ranging from $50,000 to $30 million. These include roof replacements, HVAC replacements, elevator modernizations, energy management system upgrades, and garage and plaza restorations. Ashforth approaches building improvements as long-term investments that protect asset value, reduce operating costs, and extend the useful life of building systems.
