A.P. Construction has completed the construction of Darien Commons, a new 351,000-square-foot mixed-use multifamily development located close to the Metro-North Noroton Heights station, in downtown Darien, CT.
The $76 million multi-phase project included constructing a 140,000-square-foot residential building with 122 luxury apartments, 92,000 square feet of new retail space, and a 125,000-square-foot parking garage.
The available apartments will range from studios to two-bedroom homes. Each unit’s kitchen and bathroom will have quartz countertops and shaker cabinets in addition to GE appliances, gas ranges, glass-enclosed showers, and in-unit washers and dryers. ELFA customizable walk-in closets and modern wood-style floors are features shared by all units, but some also feature upgrades like double-sink vanities and private courtyard terraces and balconies.
“As a leading local construction management firm, placemaking is central to our business. We are extremely proud to have partnered with Federal Realty to construct this transformative, luxury, mixed-use project, which has created a vibrant new neighborhood for Darien. We greatly appreciate working with the Beinfield Architecture team and the collaboration with the Darien Building Department, Fire Marshall’s Office, and Department of Public Works. We also thank the residents of Darien for their patience and support to enable us to strengthen the community through the successful delivery of this extraordinary plan that includes an affordable housing component and supports local businesses,” said Andrew B. Ashforth, CEO of A.P. Construction Company and Co-CEO of The Ashforth Company.
Phase I of the multi-phase project consisted of the construction of a new out-of-the-ground retail building, a new structured parking garage, the phased demolition of the existing pharmacy and supermarket, the relocation of the town’s existing main culvert artery, and the construction of a new 1.3-million-gallon underground stormwater retention system.
Additional phase I work included an extensive network of over 320 rock anchors to hold down the basement garage from uplift due to high groundwater and nearly 20,000 square feet of soil nail walls to support West Ave. and neighboring properties.
Phase II included the construction of two stories of wood-framed residential buildings with 122 units over the retail steel and concrete podium, a 210-stall parking garage below grade, and the construction of a landscaped pocket park with stairways to the north and east sides of the site to improve public access.
