Pitney Bowes Selects 3001 Stamford Square for its New Global Headquarters

“Pitney Bowes signs lease for new Stamford location”, Stamford Advocate, March 5, 2014

The Ashforth Company, founded in 1896 and one of the nation’s oldest private commercial real estate operating companies, announced that Pitney Bowes has chosen its Stamford, CT property, 3001 Stamford Square, for its new global headquarters.

Ashforth recently completed a striking, multi-million dollar renovation of 3001 Stamford Square at the end of 2012. The property located at 3001 Summer Street consists of 290,000 square feet of office space on seven floors with four levels of underground parking, and is managed by Ashforth. Pitney Bowes leases approximately 74,000 square feet on the top two floors of the building.

“We are thrilled that, after an extensive search, Pitney Bowes has selected our 3001 Stamford Square property as its new global headquarters. Their choice validates our dramatic renovation and property rebranding effort, which we hoped would attract outstanding companies such as Pitney Bowes to our building,” said Darrell Harvey, co-CEO of The Ashforth Company.

Andrew Ashforth, co-CEO of Ashforth and CEO of A.P. Construction Company, which performed the renovations to the building added, “The repositioning of our property addresses the needs and changing working environment sought by growing companies today. Our new expansive lobby and adjoining café with outdoor seating provides additional areas for congregating and for work, and our state-of-the-art new fitness facility adds to the overall healthy work environment.”

Pitney Bowes joins current 3001 Stamford Square tenants: KPMG, Genworth and Navigators. There is approximately 125,000 square feet still available for lease. A.P. Construction Company, Ashforth’s construction division, is the construction manager and general contractor for the Pitney Bowes space renovation project.

Ed Tonnessen, managing director of JLL, the exclusive leasing agent for 3001 Stamford Square said, “A transaction of this caliber is a direct reflection of the confidence that all of us involved have in the long-term vitality of the Stamford commercial real estate market. And, with a new highly modern design, sound ownership, competitive rates, and first-class amenities including a 10-minute private shuttle service to and from the Stamford Train Station, 3001 has re-confirmed its position as one of the premier buildings in Stamford.”

Designed by Roger Ferris + Partners of Westport, Connecticut, the extensive 3001 improvements designed to LEED standards include a striking, new modern lobby, state-of-the-art elevators, new bathrooms and tenant common areas, a new environmentally friendly and energy efficient HVAC system, enhanced landscaping, new property identity and directional signage, and contemporary facade enhancements. New amenities along with private shuttle service to and from the Stamford Train Station are a full-service café, a modern, state-of-the-art fitness facility and an electric vehicle charging station.

The centerpiece of the redesigned lobby is a stunning, 144-foot-long back-lit, wood ‘feature’ wall that spans the length of the entire lobby from east and west elevator lobby cores and running behind the concierge desk. This extraordinary wall features a similar lighting material used on the interior walls at the Alice Tully Center at Lincoln Center in New York City. In the evening, the lighted wall is prominently visible coming over the crest of Long Ridge and High Ridge roads heading toward Summer Street.

Surrounded by blue-chip corporate neighbors, 3001 Stamford Square is ten minutes from I-95, the Merritt Parkway and the Stamford Train Station and within walking distance of Lord & Taylor, Ridgeway Shopping Center, two hotels, banks and restaurants.
